On the occasion of the land readjustment and the start of construction of the new Valdecarros neighborhood, Patricia Abad, head of qualitative research at GAD3, explained the results of the First Housing Barometer of the Community of Madrid to Telemadrid’s news programs.
This barometer reflects the public’s views and opinions on housing in general and on the future Valdecarros neighborhood in particular. The findings show that Madrid residents are looking for “areas with good transportation connections and accessibility, as well as health and educational services, and they are particularly drawn to green spaces.”
Specifically, public transportation ranks as the top priority for 48% of those surveyed, followed by healthcare centers (40%), local shops and services (34%), and green spaces and public areas (24%).
Abad also noted that the interest in acquiring housing stems primarily from a residential need. He explained that “of the population that would like to acquire housing in the next five years—whether by purchase or rent—80% would do so to make it their primary residence.”
As for the type of housing, a flat is the preferred option for 46% of those intending to acquire housing, rising to 51% among people aged 40 to 49. An apartment is the second most popular choice, with 26% of respondents preferring it, and this figure rises to 33% among young people aged 18 to 29.
The Need for New Construction and the Appeal of Valdecarros
This context explains the support for the construction of new residential neighborhoods, and nearly 90% of respondents consider the construction of new homes to be very or quite necessary to improve access to housing in the Community of Madrid. This perception remains consistent across all age groups and income levels analyzed.
In this regard, Valdecarros has high appeal, and 64% of those considering purchasing a home would consider living there. Furthermore, 80% rate the size of the new urban development as positive or very positive.
